What is an energy performance certificate?

The energy passport is prepared in accordance with the Law on Planning and Construction and the Rulebook on Energy Efficiency of Buildings, and is a mandatory part of the documentation for the technical acceptance test of the building.

If you wish to check for yourself whether the real estate you are interested in buying has an energy passport, as well as an energy class, you can do so via the following link link.. You need to enter the data at your disposal in the “Filters” field. Based on the search results, you can download the energy passport in PDF format, if it has been issued. You can thus check whether the real estate meets the loan conditions and which energy class has been assigned to it.

    Why energy classes A+, A and B?

Immovable properties with better energy classes compared to buildings with lower energy classes enable:

    • lower energy consumption per square meter,
    • lower monthly heating and cooling costs,
    • more stable internal temperature and greater living comfort,
    • better long-term preservation of real estate value.

Actual savings in energy consumption will also depend on the way the facility is used, the user’s habits, weather conditions and other external factors, and in some cases can be seen already in the first months of use. Long-term positive effects on the environment are realized throughout the life of the facility.

How to check the fulfillment of conditions related to the construction permit?

To check whether the real estate meets the requirement regarding the date of application for the issuance of a building permit, you can view the website of the Central Record of Unified Procedures for Issuing Building Permits here.

Getting a new home with the a fixed or variable interest rate choosing options

Buying an apartment is a decision that requires careful planning. Choosing a new home and housing loan is an important life investment of every family, and are chosen carefully for decades to come.

Before making the final purchase decision, it is important to consider all aspects of the new home that can affect each member of the family in the long run. Proximity to schools and kindergartens, connection to key locations in the city, quality of the construction and organization of space – everything is important.

It’s good to know about the EkoDom housing loan with interest rate change every three years

Just as the choice of an apartment is an important decision, so is the choice of an appropriate interest rate important for organizing the repayment and monthly budget over a longer period of time.

If you are hesitating between a fixed and a variable interest rate, it is good to know that with a housing loan with an interest rate change every 3 years, you can switch from a fixed to a variable interest rate and vice versa during the entire repayment term.

At the very beginning, you choose the interest rate with which you want to start repaying the housing loan – fixed or variable. Every 3 years, OTP Bank offers you the option to maintain the selected interest rate or switch to another free of extra charge.

Housing loan EkoDom with combined interest from of OTP Bank, i.e. with changing interest rate every 3 years is a unique type of housing loan in our market that allows you to switch from a variable to a fixed interest rate and vice versa during the entire repayment period.

What are the benefits of switching from fixed to variable interest and vice versa?

The fixed interest rate is the same throughout the repayment period, which makes it a good choice if you want security and predictability. On the other hand, the variable interest rate depends on the changes that affect the rise or drop of EURIBOR.

When the EURIBOR rises, so does the installment of your home loan. In that case, you can switch to a fixed interest rate and be protected from variable interest rate fluctuations. When you judge that a variable interest rate is more favorable than a fixed one, you can go back to it.

With a housing loan with combined interest, which you can change every 3 years, you can switch from variable to fixed interest in case of a noticeable increase in EURIBOR. When circumstances change and variable interest becomes more favorable than fixed, you can switch back to it.

Thus, by combining the interest rates at will, you can protect your budget and arrange the repayment of the housing loan to suit your needs.

When you can choose both options and combine them the way you want, the decision becomes easier.
